Our gas fitters recently completed a job in this residential apartment building in Potts Point. The building consisted of 15 units with one central gas hot water system. The existing gas infrastructure and piping were old, which was putting unnecessary pressure on the gas hot water system, resulting in it going into "fault mode" and the residents having no hot water!

Because the system kept going into fault mode and needed manual resetting, tradespeople were repeatedly called back to the site, which led to growing frustration among the residents.

Our Diagnosis

Using the latest tools, our plumbers identified the cause of the low gas supply pressure and noticed that the existing gas pipes were too small to accommodate the high demands of the apartment building - especially during the evenings.

How the Work Was Carried Out

This gas upgrade involved:

  • Safely isolating the gas supply
  • Removing the old and undersized pipework
  • Installing a series of new, larger gas lines
  • Reconnecting all water meters and the hot water system pipes
  • Pressure testing the system to ensure it works safely and won't explode or leak
  • Restarting and testing the heater under load
  • We issued the property manager a full report and Gas Compliance Certificate

The Solution

We upgraded the gas pipework from the mains connection through to the hot water system. Our team installed a larger 65mm gas line, which safely allowed for gas to flow during peak times.

Our plumbers were called to a major water leak beneath Mandible Street in Alexandria. There was water all over the centre of the road and Sydney Water had advised us that it was likely coming from a fire service pipe. Since these pipes are used only for firefighting and rarely inspected, they tend to corrode over time, leading to underground failures and leaks with little to no warning.

As Mandile Street is a busy road and is a mix of residential and commercial areas, the local council required us to complete all work at night to manage safety and traffic flow.

What Our Plumbers Found

Once our plumbers shut down the water supply and exposed the leaking pipe using their non-destructive digging techniques, they discovered that the pipe was severely corroded. The corrosion was so severe that repairs would be impractical, so a full replacement was needed.

Our plumbers got to work, replacing 25 metres of steel pipe from the connection point on the opposite side of the road to the building. We also upsized the copper pipe to allow for a higher rate of water flow in the future as the area grows.

The Challenge

Our Mosman customer was experiencing significant damp and moisture issues in the subfloor of their home. If not taken care of properly, this problem threatens the structural integrity and increases the risk of mould and mildew.

Our Solution

Using a Cat 301.8 excavator and our team's hard work, we excavated 20 tonnes of sand and dirt along the front and side passages of the rock layer.

Our specialised drainage installation included:

Subsoil Drainage System: Our plumbers combined the power of a Siphonic Belt with an agricultural (French drain) line and PVC pipework to ensure maximum water diversion.

Advanced Filtration: After we finished the agricultural line and other pipework, we installed 20 tonnes of coarse river sand around the drainage lines to allow superior flow and drainage.

Surface Protection: We integrated a strip drain against the house's perimeter to intercept surface runoff and stormwater protection.

How We Solved The Problem

Our Solution

We recommended upgrading to an air source heat pump system over another solar system. This was due to the high additional cost of purchasing and installing a brand-new solar system. Roof-mounted solar systems are also difficult to service and can rack up expensive running costs during rainy, cloudy weather.

This heat pump can run virtually free of charge if there are already PV solar panels installed, but they also run incredibly effectively if there aren't any solar panels, so it's a win-win situation. This new system is also mounted on the ground, making it easier to access when it comes time to perform maintenance and repairs.

Another bonus is that there are several government rebates and schemes available when switching to heat pump systems. This helps reduce the overall initial cost of the unit.

This customer in Kyle Bay called us about a chronically wet concrete slab along the side of their house. This was causing a significant mould problem inside their home and bedrooms as well as making their carpets wet. In addition to this, there were also some underlying issues with the existing stormwater and sewer systems, including blockages, poor pipework and tree root intrusion.

For this project, our team used excavation, drainage and moisture control techniques to protect this home's concrete slab and walls from long-term water damage.

Why Does This Happen?

This type of drainage issue is common in Sydney properties that are built on dense clay soils. Clay naturally holds onto water rather than letting it drain away. When combined with a poorly designed drainage system or old infrastructure, excess water becomes trapped in and around the building. 

How We Diagnosed It

Our plumbers assessed the water flow, checked the performance of the drains and identified faults in the existing system.

On jobs like these, we typically use CCTV Drain Inspection techniques and testing to locate blockages, tree root intrusion and structural pipe issues.

Our Drainage Strategy

Our strategy was to install a subsoil and surface drain at the back and western side of the home to prevent further damage to the structural integrity of this Kyle Bay property.

This system was designed to:

  • Move water away from the foundation quickly
  • Allow the concrete slab and walls to breathe and stay dry
  • Prevent excess water damage and stagnation during heavy rain and storms
  • Separate the stormwater and subsoil drainage systems

Our Work

This drainage project in Kyle Bay included:

  • Excavating trenches and removing the dense clay soil
  • Installing a breathable drainage cell against the walls and slabs of the home to allow for airflow
  • Installing a subsoil drainage system (aggi drain, syphonic pipe system) and a dedicated PVC line for new surface drains
  • Backfilling the trenches with a mixture of sand and gravel for fast-acting drainage
  • Repairing stormwater and sewer issues, including root removal
  • Removed troublesome tree and replaced pavers with concrete paths to reduce water penetration

The Results

This new drainage system keeps this Kyle Bay home safe and dry, effectively draining away surface water while preventing future blockages from occurring.

Large Scale Fire Protection and Hydraulic System Upgrade in Mascot

This industrial property needed significant hydraulic upgrades encompassing all of the water service systems, as its existing systems were outdated and posed safety risks to the site's employees. Our team needed to change a lot of items, including installing new fire hose reels, fire hydrants, fire sprinklers and potable water services. This was a big job with lots of moving parts but our team handled it with confidence and completed it in a timely manner.

What Did This Job Include?

Before our plumbers started to dig, they conducted a thorough site inspection to calculate the flow rate for staff and fire protection systems. We then created a 100 metre trench to facilitate the installation of the new underground systems.

To transition from the street mains into the building, we performed precision core drilling through thick concrete foundations and structural walls.

Internally, we utilised a tiered piping strategy:

  • Potable Water Systems: We installed high-grade copper pipework suspended from the building purlins using engineered brackets to supply staff amenities.

  • Fire Hydrant System: For the primary fire mains, we used Victaulic steel pipework. The grooved mechanical jointing system of Victaulic allows for slight vibration and thermal expansion, which is essential in large industrial sheds like this property. We used electrofusion welding to join these sections. This process uses an electric current to melt the pipe and fitting together, creating a singular joint that is actually stronger than the pipe itself. 

  • External Fire Protection: We installed external fire sprinklers, specifically known as drenchers, over glazed sections of the building. These are designed to create a water curtain, protecting the building interior from radiant heat from neighbouring properties.

For the underground main system, we moved away from traditional materials and selected 125mm MDPE (Medium Density Polyethylene). This flexible piping is specifically designed to withstand high-pressure water and gas flow. MDPE is also resistant to soil acidity and corrosion, which takes into account Mascot's acidic soil due to its industrial history.

In addition, two 65mm MDPE lines were installed to service the potable water supply and fire hose reel system.

After completion, all systems were tested and commissioned upon completion to ensure full operational compliance.

Late on a Friday afternoon, our specialised plumbing team were called to a Miranda rental property to investigate a broken hot water system. We know how important reliable hot water systems are, especially in tenanted properties, which is why our plumbers made this call a priority.

Our plumbers were called to this commercial crane operating worksite in business in Taren Point to talk through a bathroom fit-out. The existing bathrooms were located on the ground floor, adjacent to the workshop area and were used by all of the male staff. Hot Water System Upgrade!

Our plumbing team were called to a home in Gymea to investigate a Rheem gas hot water system. The homeowners were getting frustrated with the positioning of the hot water system and they weren't able to install a fold-down washing line due to the unit blocking it.

To resolve this, the homeowners wanted to replace their bulky Rheem system with a compact Rinnai 26L instantaneous hot water system. This system is approximately one-seventh of the size of the original unit, providing a sleek and less obstructive design.

We keep the installation process neat and tidy

During this job, the homeowner emphasised that it was incredibly important for the installation to be neat, particularly in how the pipes were positioned and attached to the wall. To achieve a clean and tidy finish, sections of the brick wall were carefully removed to allow the pipe connections to sit within the wall cavity, leaving them flush with the surface of the brickwork.

All works were completed to a high standard, and the outcome successfully addressed the client’s space constraints.

The new system also provides continuous hot water, subject to a constant gas and electrical supply.

Our plumbers recently attended a property in Kurnell, on the south side of Botany Bay. 

The resident reported a burst pipe that had flooded their bathroom. Our team turned both the hot and cold water supply off so they could work onthe burst pipe safely and efficiently. The pipe was made out of old copper with soft-soldered joints and was approximately 30 to 40 years old. Unlike newer silver-soldered joints, copper joints are prone to cracking and failing suddenly, leading to frequent leaks.

Due to the copper pipework, our plumbers couldn't resolder it and call it a day. The affected parts of the pipe (both internal and external) had to be carefully cut out, removed and replaced with newer, copper press fittings. To ensure the new pipes were secure and leak-proof, our plumbers thoroughly pressure tested it.

After all the checks were completed, the plumbing system was turned back on and the client was happy.
