Our gas fitters recently completed a job in this residential apartment building in Potts Point. The building consisted of 15 units with one central gas hot water system. The existing gas infrastructure and piping were old, which was putting unnecessary pressure on the gas hot water system, resulting in it going into "fault mode" and the residents having no hot water!

Because the system kept going into fault mode and needed manual resetting, tradespeople were repeatedly called back to the site, which led to growing frustration among the residents.

Our Diagnosis

Using the latest tools, our plumbers identified the cause of the low gas supply pressure and noticed that the existing gas pipes were too small to accommodate the high demands of the apartment building - especially during the evenings.

How the Work Was Carried Out

This gas upgrade involved:

  • Safely isolating the gas supply

  • Reconnecting all water meters and the hot water system pipes

Our plumbers were called to a major water leak beneath Mandible Street in Alexandria. There was water all over the centre of the road and Sydney Water had advised us that it was likely coming from a fire service pipe. Since these pipes are used only for firefighting and rarely inspected, they tend to corrode over time, leading to underground failures and leaks with little to no warning.

What Our Plumbers Found

The Challenge

Using a Cat 301.8 excavator and our team's hard work, we excavated 20 tonnes of sand and dirt along the front and side passages of the rock layer.

This heat pump can run virtually free of charge if there are already PV solar panels installed, but they also run incredibly effectively if there aren't any solar panels, so it's a win-win situation. Another bonus is that there are several government rebates and schemes available when switching to heat pump systems. This helps reduce the overall initial cost of the unit.

This customer in Kyle Bay called us about a chronically wet concrete slab along the side of their house. This was causing a significant mould problem inside their home and bedrooms as well as making their carpets wet. In addition to this, there were also some underlying issues with the existing stormwater and sewer systems, including blockages, poor pipework and tree root intrusion.

For this project, our team used excavation, drainage and moisture control techniques to protect this home's concrete slab and walls from long-term water damage.

Why Does This Happen?

This type of drainage issue is common in Sydney properties that are built on dense clay soils. Clay naturally holds onto water rather than letting it drain away. When combined with a poorly designed drainage system or old infrastructure, excess water becomes trapped in and around the building. 

How We Diagnosed It

Our plumbers assessed the water flow, checked the performance of the drains and identified faults in the existing system.

Our Drainage Strategy

This system was designed to:

  • Allow the concrete slab and walls to breathe and stay dry
  • Prevent excess water damage and stagnation during heavy rain and storms
  • Separate the stormwater and subsoil drainage systems

Our Work

  • Excavating trenches and removing the dense clay soil
  • Installing a breathable drainage cell against the walls and slabs of the home to allow for airflow
  • Installing a subsoil drainage system (aggi drain, syphonic pipe system) and a dedicated PVC line for new surface drains
  • Backfilling the trenches with a mixture of sand and gravel for fast-acting drainage
  • Repairing stormwater and sewer issues, including root removal
  • Removed troublesome tree and replaced pavers with concrete paths to reduce water penetration

The Results

Large Scale Fire Protection and Hydraulic System Upgrade in Mascot

This industrial property needed significant hydraulic upgrades encompassing all of the water service systems, as its existing systems were outdated and posed safety risks to the site's employees. Our team needed to change a lot of items, including installing new fire hose reels, fire hydrants, fire sprinklers and potable water services. This was a big job with lots of moving parts but our team handled it with confidence and completed it in a timely manner.

What Did This Job Include?

Before our plumbers started to dig, they conducted a thorough site inspection to calculate the flow rate for staff and fire protection systems. We then created a 100 metre trench to facilitate the installation of the new underground systems.

To transition from the street mains into the building, we performed precision core drilling through thick concrete foundations and structural walls.

Internally, we utilised a tiered piping strategy:

  • Potable Water Systems: We installed high-grade copper pipework suspended from the building purlins using engineered brackets to supply staff amenities.

  • Fire Hydrant System: For the primary fire mains, we used Victaulic steel pipework. The grooved mechanical jointing system of Victaulic allows for slight vibration and thermal expansion, which is essential in large industrial sheds like this property. We used electrofusion welding to join these sections. This process uses an electric current to melt the pipe and fitting together, creating a singular joint that is actually stronger than the pipe itself. 

  • External Fire Protection: We installed external fire sprinklers, specifically known as drenchers, over glazed sections of the building. These are designed to create a water curtain, protecting the building interior from radiant heat from neighbouring properties.

For the underground main system, we moved away from traditional materials and selected 125mm MDPE (Medium Density Polyethylene). This flexible piping is specifically designed to withstand high-pressure water and gas flow. MDPE is also resistant to soil acidity and corrosion, which takes into account Mascot's acidic soil due to its industrial history.

In addition, two 65mm MDPE lines were installed to service the potable water supply and fire hose reel system.

After completion, all systems were tested and commissioned upon completion to ensure full operational compliance.

Our plumbers were called to this commercial crane operating worksite in business in Taren Point to talk through a bathroom fit-out. Our plumbing team were called to a home in Gymea to investigate a Rheem gas hot water system. The homeowners were getting frustrated with the positioning of the hot water system and they weren't able to install a fold-down washing line due to the unit blocking it.

To resolve this, the homeowners wanted to replace their bulky Rheem system with a compact Rinnai 26L instantaneous hot water system. This system is approximately one-seventh of the size of the original unit, providing a sleek and less obstructive design.

We keep the installation process Neat and Tidy

During this job, the homeowner emphasised that it was incredibly important for the installation to be neat, particularly in how the pipes were positioned and attached to the wall. To achieve a clean and tidy finish, sections of the brick wall were carefully removed to allow the pipe connections to sit within the wall cavity, leaving them flush with the surface of the brickwork.

All works were completed to a high standard, and the outcome successfully addressed the client’s space constraints.

The new system also provides continuous hot water, subject to a constant gas and electrical supply.

Our plumbers recently attended a property in Kurnell, on the south side of Botany Bay. 

The resident reported a burst pipe that had flooded their bathroom. Our team turned both the hot and cold water supply off so they could work onthe burst pipe safely and efficiently. The pipe was made out of old copper with soft-soldered joints and was approximately 30 to 40 years old. Unlike newer silver-soldered joints, copper joints are prone to cracking and failing suddenly, leading to frequent leaks.

Due to the copper pipework, our plumbers couldn't resolder it and call it a day. The affected parts of the pipe (both internal and external) had to be carefully cut out, removed and replaced with newer, copper press fittings. To ensure the new pipes were secure and leak-proof, our plumbers thoroughly pressure tested it.

After all the checks were completed, the plumbing system was turned back on and the client was happy.

Solving Water Pooling and Flooding at a Menai Strata Property

Our drainage team were recently called to a Strata villa in Menai to investigate ongoing water pooling after heavy rains. The villa's front entrance had a set of steps leading down to the front door, creating a low point where surface and stormwater naturally collected.

Whenever it rained, water would flow down the steps and pool directly in the middle of the entryway. With no drainage system nearby and no path for the water to escape, the water built up against the door and entered underneath the threshold.

The Strata homeowners wanted a permanent drainage solution that would prevent further flooding while maintaining the appearance of the entrance.

Assessing the Drainage Problem

Several factors were contributing to the water pooling issue:

  • Water flowed directly down the entry steps during rainfall
  • The surrounding layout prevented water from dispersing left or right
  • No surface drainage system had been installed near the doorway
  • Water regularly pooled against the door threshold
  • Flooding was occurring inside the villa during heavy rain events

Without proper intervention, the recurring water pooling had the potential to damage flooring, door frames, and internal finishes.

Installing a Strip Drain at the Front Entrance

To redirect stormwater away from the villa, our team recommended installing a strip drain across the base of the steps. Our plumbers carefully cut through the existing tiles and concrete slabs beneath to create a channel for the new drainage system to sit in and ran a discharge pipe to the existing stormwater sump approximately 5 metres away.

A Seamless Drainage Solution

After the job was completed, the homeowner was very happy. The final product looked original with the existing build and it eliminated the water pooling problem quickly.

Late on a Friday afternoon, our specialised plumbing team were called to a Miranda rental property to investigate a broken hot water system. We know how important reliable hot water systems are, especially in tenanted properties, which is why our plumbers made this call a priority.

Diagnosis: The Electric Hot Water System Is Leaking

Upon further inspection, our plumbers identified a small leak in the hot water unit. This leak allowed water to reach the internal electrical components, resulting in the circuit breaker tripping and causing the hot water to fail.

This home's hot water system was a Rheem 315-litre electric storage tank, originally made in 2014. At 12 years old, this unit had reached the end of its service lifespan, making a replacement the most cost-effective and reliable solution.

Quoting and Approval Process

As this job was conducted on a rental property, we had to contact the managing agent. Over the phone, we outlined the issue with the hot water system and provided a quote for a replacement unit. In this quote, three replacement options were offered, each with different performances and prices. The owner selected a similar unit to the Rheem one.

Quick Installation Services

Once approved, our team got to work installing the new hot water system, installing it with minimal disruption. The Miranda home's hot water was restored the next morning.

Restoring Hot Water to a 20-Unit Residential Complex in Kings Cross

When a centralised hot water system fails, it can impact all of the residents. That's exactly what happened when the team at Everyday Plumbing was called to a residential unit block in Kings Cross after all hot water services suddenly stopped working.

The building, which consisted of approximately 20 units, relied entirely on a centralised hot water system. With no hot water available throughout the complex, residents were understandably frustrated and required an urgent solution.

Our experienced Sydney plumbers attended the property on Good Friday during the Easter long weekend to investigate the cause of the failure and restore hot water as quickly as possible.

Diagnosing the Cause of the Hot Water Failure

Upon further inspection, our plumbers identified a major failure within the existing commercial hot water system. The heat exchanger had failed, letting water enter the system's electronic components.

As moisture spread throughout the electronics, the system completely broke down. The damaged electrical buttons and wiring no longer worked, preventing the unit from having access to hot water. Our team decided that a full replacement was the only way forward.

Emergency Temporary Hot Water Solution

As an immediate solution, we installed multiple electric hot water systems to create a temporary bypass arrangement. The system we needed was made to order, so it wasn't readily available. While not ideal as a long-term solution, these systems provided functional hot water to the building while we were waiting for the replacement equipment.

Removing the Existing Centralised Hot Water System

Once the new system arrived, our plumbers returned to the property a week later to complete the replacement. The project involved dismantling and removing the existing hot water infrastructure including:

  • Failed Raypak heat exchanger
  • Existing 430-litre hot water tank
  • Associated pipework and components
  • Damaged mechanical equipment

All of these components were removed manually by hand and safely removed down six flights of stairs.

Installing a New Commercial Hot Water System

We installed a brand new hot water system, designed to provide reliable hot water to all 20 units within the complex.

The installation included:

  • New commercial hot water system
  • New pipework throughout
  • New circulation pumps
  • Updated exhaust system
  • System commissioning and testing

Our team made sure that every component was installed to the latest safety standard and thoroughly tested to ensure it is working properly and safely.

The Result

The new centralised hot water system meets the daily demands of residents while offering improved reliability and performance compared to the previous setup.

Investigating a Strong Gas Smell Around a Cronulla Home's Hot Water System

Recently, Everyday Plumbing was called to a Cronulla property after the homeowner noticed a strong gas smell near their instantaneous gas hot water system. Given the potential hazards and safety risks associated with gas leaks, it was important to quickly identify the source of the problem and make sure the house is safe.

Our team of licensed and insured gas fitters attended the property and carried out a comprehensive gas leak detection service to see if the hot water system was responsible for the smell.

Gas Testing and Diagnosis

Using our advanced and specialised gas testing tools, our team thoroughly inspected the instantaneous gas hot water system and all of the other accessible gas pipes and connections.

Testing confirmed that the hot water unit was working correctly and there were no gas leaks coming from the appliance itself. However, the strong gas smell remained, indicating that a leak is somewhere within the gas supply line.

Further investigation revealed that the leak was coming from a section of copper gas pipe concealed behind a brick wall.

Accessing the Hidden Gas Leak

Locating and repairing concealed gas leaks needs careful planning to minimise damage to this Cronulla home. To access the pipes, our team carefully cut and removed the surrounding bricks using a carbide saw. We took great care to preserve the existing bricks so they can be reinstated after the repair was completed, maintaining the appearance of the wall.

Once our team exposed the hidden gas line, the cause of the problem became immediately obvious.

Repairing The Corroded Gas Pipe

The exposed pipes showed significant corrosion, which had weakened the copper, leading to a substantial gas leak. Corrosion in gas pipes occurs over time due to moisture exposure, environmental factors or aging materials. If left unaddressed, a small leak can quickly become a serious safety hazard.

To restore the integrity of the gas system, we:

  • Removed the damaged section of corroded copper pipe
  • Installed new copper gas pipework
  • Reconnected and secured all fittings
  • Performed comprehensive gas pressure testing
  • Confirmed the repair was completely leak-free

Testing & Reinstatement

Once we had repaired the copper pipe, our plumbers tested the entire gas line to make sure it was working correctly and was up to the latest safety codes. The original bricks were also reinstated, leaving the wall looking neat and tidy, restoring the property's gas supply.

The plumbing team at Everyday Plumbing were called out to a strata complex of villas in Kirrawee. This complex of villas had been experiencing multiple burst pipes and it was causing issues for the residents. Our testing revealed the pressure was over 1100kpa - AS3500 states a maximum pressure of 500kpa to domestic residence. The main water meter 32mm water frozen with liquid nitrogen, slightly relocated (to create additional room) modified with new isolation valve and and pressure reduction valve was installed. This resolved the complexes issues and brought the pressure within limits.

Developing a Cost-Effective Solution

Our plan considered:

  • The age and condition of the villa's existing pipes and plumbing systems

  • Protecting the complex and the villas from water damage

Once we had assessed the plumbing, we installed a pressure-reducing valve. This valve is used to lower and stabilise incoming water pressure, protecting the complex's plumbing from dangerously high pressure.

Installing A New Isolation Valve Without Shutting Down Water to 100 Apartments in Mascot

Everyday Plumbing was recently called to a mixed commercial and residential building in Mascot to carry out some plumbing works. However, before the works could start, our team noticed a significant challenge - the water supply pipe connected to the commercial part of the building had no isolation valve installed. This pipe also supplied cold water to 11 storeys of the building as well as 100 apartments.

Without an isolation valve, if we were to start any plumbing job would need to shut off the entire building's water supply. For a large building like this, the disturbances would be substantial.

To avoid building-wide disruptions and water loss, our plumbing team used specialised pipe-freezing technology to complete the job quickly and effectively.

Why Are Isolation Valves So Important?

Isolation valves are an integral part of any commercial plumbing system. This valve allows sections of the pipe to be isolated for maintenance and repairs.

In this case, having no isolation valve installed meant that there was no safe way to work on the pipe without affecting hundreds of residents. The pipe in question also extended 20 metres up through the building, which created additional safety risks if the pipe needed to be cut.

Using Pipe Freezing Technology to Keep The Water Running

To maintain water throughout the building, our plumbers used a live pipe freezing method.

Pipe freezing creates a temporary ice plug inside the pipe, allowing plumbers to safely isolate a section of the pipework without draining the system or shutting off the water supply.

For this job, we froze the pipe on both sides so we could install an isolation valve.

Upstream Freeze

Freezing the upstream side prevented pressurised water from entering our work area so we could install the new isolation valve quickly and safely.

Downstream Freeze

The downstream side was also frozen. This was an important step as 20 metres of a 50mm pipe remained full of water. Without the downstream freeze, cutting the pipe would result in flooding.

Installing the New Isolation Valve

With both ends of the pipe successfully frozen, a new isolation valve was installed using crimp fittings. Crimp fittings are highly reliable, quick to install, and eliminate the need for hot works and cutting, providing a safer installation method within the confined plant room environment.

The Result

The new isolation valve was installed successfully without interrupting the building's water supply. This building now benefits from a dedicated isolation point, making it easier for future maintenance, repairs and upgrades to be done without disturbing the water supply.

Fast Response to a Major Water Main Failure

Our emergency plumbers were called to a large apartment complex in Sutherland, consisting of 125 units. While a contractor was removing a tree, a large log rolled and damaged the water meter and copper pipework.

Since the damaged section was located before the isolation point, the water supply couldn't be shut off using the building's existing infrastructure. This resulted in an uncontrolled leak and significant water loss, needing immediate emergency attention.

The Challenge: A Live 100mm Water Main

When our team arrived on site, water was escaping from the damaged main at a high rate, placing the water supply and surrounding buildings at risk.

With 125 apartments relying on the affected water pipe, it was crucial to stabilise the situation quickly while minimising disruption to the residents. Our priority was to stop the flow of water, prevent further water loss and establish a safe environment so we could conduct repairs.

Emergency Measures to Control the Water Leak

To reduce the flow from the damaged water main, we carefully compressed the larger copper pipe to significantly restrict the flow of the water. The pipe was then folded to create a controlled kink, further reducing the amount of water escaping the damaged pipe.

This temporary solution allowed the situation to stabilise and allowed us to carry out a more permanent repair.

Using Liquid Nitrogen Pipe Freezing Technology

With the leak under control, we used our specialised pipe freezing technology with liquid nitrogen to isolate the damaged section of the pipe.

Liquid nitrogen, cooled to -160°C, was applied to the pipe to create a solid ice plug. This technique effectively stopped the water flow without shutting down the whole water supply. While the pipe was frozen, we cut into it and completed the necessary repairs safely.

Repairing the Damaged Water Pipe

Once the pipe had been successfully frozen and isolated, our team started repairing the damaged section.

The repairs involved:

  • Removing damaged sections of the copper pipework
  • Repairing the 100mm water service
  • Modifying the affected pipework
  • Restoring proper water flow
  • Pressure testing the repaired section of pipe
  • Safely recommissioning the water supply

All of the repairs as well as the emergency response, were completed in three and a half hours.

One of the main priorities within this job was minimising the impact on the residents. To achieve this, our team established a temporary water supply from a neighbouring building while the emergency repairs were being finished. Replacing an Old Gas Instantaneous Hot Water System

This customer in Burraneer contacted our hot water team after their existing Bosch instantaneous gas hot water system failed. The system was indoors, old, had developed reliability issues and replacement parts had become increasingly difficult to find. This made repairing it more expensive than it needed to be.

Assessing the Best Hot Water Replacement Option

Following an assessment, our team initially recommended replacing the Bosch unit with a new Rinnai internal gas instantaneous hot water system. However, the customer was concerned about the overall price. Internal gas units are considerably more expensive than their external counterparts due to their design and installation requirements. This increases the replacement cost by approximately 50%.

The customer asked if there was a more cost-effective alternative and we proposed installing an external Rinnai instantaneous hot water system on an exterior wall of the property. Although this required the installation of new hot water, cold water, and gas pipework, the overall cost remained significantly lower than replacing the system with another internal model.

The Installation Process

To achieve a neat and professional finish, the new services were routed internally through the garage before exiting to the external installation location. A licensed electrician installed a dedicated outdoor power supply to suit the new appliance, and the installation was completed in full compliance with the manufacturer’s requirements.

The customer was extremely pleased with the outcome. The completed installation provided a reliable, modern hot water system with neatly concealed pipework, while also delivering an estimated saving of approximately $2,000 compared with installing a new internal unit.
