Everyday Plumbing attended a residential unit block in Kings Cross comprising approximately 20 units. The property had reported a complete loss of hot water, with all units relying on a centralized hot water system. The failure had left residents without hot water, causing significant dissatisfaction.

 

We attended the site on Good Friday during the Easter long weekend to investigate and attempt to rectify the issue. Upon inspection, it was determined that the heat exchanger had failed. This failure caused water to leak into the system’s electronics, resulting in a complete breakdown as the electronic components were no longer functional.

 

As an immediate solution, we installed multiple electric hot water systems as a temporary bypass. This was necessary because the appropriate replacement system was made to order and not readily available off the shelf, which extended the overall repair timeframe. The temporary systems restored limited but functional hot water to the building.

 

The following week, we returned to complete the full replacement. This involved dismantling and removing the existing system, including the Raypak heat exchanger and the 430-litre tank. All components were removed manually down six flights of stairs.

 

We then installed a brand-new hot water system, including all new pipework, pumps, and an updated exhaust system. The system was fully commissioned and tested.

 

The building now has a highly reliable hot water system with more than sufficient capacity to service all units.

Job Summary – Mandible Street, Alexandria

 

Our client contacted Everyday Plumbing regarding a significant water leak located beneath Mandible Street, Alexandria. Sydney Water had advised that the leak was likely from a fire service pipe supplying water for firefighting purposes. The leak was positioned in the centre of the road and occurring at a considerable rate. The client had also received a Notice to Comply from Council.

 

We were engaged to investigate and confirm that the leaking pipe was the client’s fire service, determine responsibility, and assess repair options. The system had been shut down to prevent further damage to the roadway.

 

Due to the road’s busy nature and limited access (single lane each direction in a mixed industrial and residential area), Council did not permit daytime works. As a result, all works were carried out at night to ensure safety and traffic management compliance.

 

Initial works involved tracing the pipe to accurately locate the source of the leak prior to excavation. Saw cutting, excavation, and non-destructive digging (vacuum excavation) were carried out to expose the pipe.

 

Upon inspection, the pipe was identified as an old steel line with significant corrosion, making repair unfeasible. A full replacement was required.

 

We replaced approximately 25 metres of pipe from the connection point on the opposite side of the road to the building. At the client’s request, the new pipe was upsized to allow for future capacity upgrades.

 

Works were completed over multiple nights and included installation of new copper pipework, backfilling, and full restoration of the roadway. New hydrant infrastructure and backflow prevention devices were also installed in accordance with current regulations.

The Challenge

Our Mosman customer was experiencing significant damp and moisture issues in the subfloor of their home. If not taken care of properly, this problem threatens the structural integrity and increases the risk of mould and mildew.

Our Solution

Using a Cat 301.8 excavator and our team's hard work, we excavated 20 tonnes of sand and dirt along the front and side passages of the rock layer.

Our specialised drainage installation included:

Subsoil Drainage System: Our plumbers combined the power of a Siphonic Belt with an agricultural (French drain) line and PVC pipework to ensure maximum water diversion.

Advanced Filtration: After we finished the agricultural line and other pipework, we installed 20 tonnes of coarse river sand around the drainage lines to allow superior flow and drainage.

Surface Protection: We integrated a strip drain against the house's perimeter to intercept surface runoff and stormwater protection.

How We Solved The Problem

Our team of hot water technicians thoroughly inspected the roof and the solar system, confirming that the only option was to completely replace it. At this stage, it was more cost-effective than trying to repair the system.

Our Solution

We recommended upgrading to an air source heat pump system over another solar system. This was due to the high additional cost of purchasing and installing a brand-new solar system. Roof-mounted solar systems are also difficult to service and can rack up expensive running costs during rainy, cloudy weather.

This heat pump can run virtually free of charge if there are already PV solar panels installed, but they also run incredibly effectively if there aren't any solar panels, so it's a win-win situation. This new system is also mounted on the ground, making it easier to access when it comes time to perform maintenance and repairs.

Another bonus is that there are several government rebates and schemes available when switching to heat pump systems. This helps reduce the overall initial cost of the unit.

This customer in Kyle Bay called us about a chronically wet concrete slab along the side of their house. This was causing a significant mould problem inside their home and bedrooms as well as making their carpets wet. In addition to this, there were also some underlying issues with the existing stormwater and sewer systems, including blockages, poor pipework and tree root intrusion.

For this project, our team used excavation, drainage and moisture control techniques to protect this home's concrete slab and walls from long-term water damage.

Why Does This Happen?

This type of drainage issue is common in Sydney properties that are built on dense clay soils. Clay naturally holds onto water rather than letting it drain away. When combined with a poorly designed drainage system or old infrastructure, excess water becomes trapped in and around the building. 

How We Diagnosed It

Our plumbers assessed the water flow, checked the performance of the drains and identified faults in the existing system.

On jobs like these, we typically use CCTV Drain Inspection techniques and testing to locate blockages, tree root intrusion and structural pipe issues.

Our Drainage Strategy

Our strategy was to install a subsoil and surface drain at the back and western side of the home to prevent further damage to the structural integrity of this Kyle Bay property.

This system was designed to:

  • Move water away from the foundation quickly
  • Allow the concrete slab and walls to breathe and stay dry
  • Prevent excess water damage and stagnation during heavy rain and storms
  • Separate the stormwater and subsoil drainage systems

Our Work

This drainage project in Kyle Bay included:

  • Excavating trenches and removing the dense clay soil
  • Installing a breathable drainage cell against the walls and slabs of the home to allow for airflow
  • Installing a subsoil drainage system (aggi drain, syphonic pipe system) and a dedicated PVC line for new surface drains
  • Backfilling the trenches with a mixture of sand and gravel for fast-acting drainage
  • Repairing stormwater and sewer issues, including root removal
  • Removed troublesome tree and replaced pavers with concrete paths to reduce water penetration

The Results

Central Hot Water Failure

 

 

 

 

 

Residential unit block 15 units has a central hot water unit, the existing gas infrastructure was old and inadequate resulting in insufficient gas pressure to the central hot water water causing it to go into "fault mode" ultimately leading to no hot water for residents. It also leads to service calls by hour company to reset and reignite the system as the "raypak hot water heater" thinks there are unsafe conditions thus does not automatically reignite.

we identified the cause to be low supply pressure and be undersized gas pipe work from the authorities gas mains to the Raypak heater, during high demand periods (generally evenings) when cooking, heating and showering is undertaken the gas pressure within the private pipwork drops due to demand exceeding supply which then causes the low gas pressure sensor to activate and shutdown the hot water unit.

we replaced te pipe work from the authorities connection point- (path valve) to the building multiple gas meters and to the hot water system with a larger diameter pipe 65mm. This has resolved the issues

Job Summary – Mascot Industrial Property

 

The client at this Mascot industrial property required significant hydraulic upgrades, encompassing all water service systems. This included new fire hose reel services, fire hydrant services, fire sprinkler (drencher) systems, and potable water services.

 

The works involved approximately 100 metres of trenching to facilitate the installation of new underground services. We installed 125mm MDPE (Medium Density Polyethylene) pipework, which was electrofusion welded. This material was selected due to its efficiency in installation, strong and secure jointing, cost-effectiveness compared to copper or stainless steel, durability, and resistance to corrosion. MDPE is also well suited to environments with potentially contaminated or acidic soils, which is common in the Mascot area due to its industrial history.

 

In addition, two 65mm MDPE lines were installed to service the potable water supply and fire hose reel system.

 

Core drilling was undertaken to route services through building foundations and walls. Internally, copper pipework was installed and suspended from the purlins to supply both the fire hose reels and potable water services.

 

The fire hydrant system was installed using Victaulic steel pipework. This was chosen due to its lower cost compared to copper, ease of installation, and flexibility of the jointing system, allowing for adjustments, disassembly, and reconfiguration if required.

 

External fire sprinklers (drenchers) were installed over glazed areas of the building to provide protection against fire exposure from external sources.

 

All systems were tested and commissioned upon completion to ensure full operational compliance.
